When preparing to list your home, be mindful of FSBO. When you work with a REALTOR® your home gains exposure on the MLS (multiple listing service), as well as an experienced professional to help guide you from listing, reviewing all of the highest and best offers received, to the closing table.
First time home sellers - I encourage you to read the article

Do a walk through of the home, note any damages, test functionality and gather the age of various items (hot water tank, HVAC, roof, gutters).

Review and discuss CMA's with your agent. The list price is not the sale price. The list price serves as an approximate price and is used to drive interest to your home. Overpricing can lead to less traffic, your home on the market longer, and less desirable offers.
Mortgage rates are on the rise which may cause borrowers to tighten their budgets or even step away from the market.
More inventory is likely to hit the market between a combination of new builds and homes listing April-August.
